The math, step by step.

        
Every amount is figured in whole cents, rounded half up at each step, and the parts are checked to add back to the gross.

      

      
    
        
  1. Gross commission = sale price × total commission.

  2. Co-op side gets its share of the gross. The rest is your side.
    3. 
        
  3. Referral comes off the top of your side.
    4. 
        
  4. Brokerage share = what is left × the brokerage's percent, plus any flat fee, limited to what remains on your cap.

  5. Fees like transaction and E&O come off last. What is left is your net, before taxes.
