Deals and closings

Signed first. Then the tour.

No private showing is booked until every buyer has signed a written buyer agreement. Sofia and Leo follow the same rule.

Step by step

0 of 5 done

Tap a number to check off a step as you go.

  1. A buyer asks to see a home

By call, text, the portal or Leo. RealtyMind checks for a signed buyer agreement first.

  2. Send the agreement

If it is missing, tap "Send buyer agreement". Sofia tells the buyer: "First we need a short buyer agreement signed. I'll text it to you now."

  3. Every buyer signs

Each person who will tour must sign, including a co-buyer. The Showing gate shows who still needs to.

  4. The time slot is held

Sofia holds the time the buyer asked for and books it as soon as the agreement is signed.

  5. Book the showing

Once signed, "Book showing" unlocks. The showing goes on your calendar and the buyer gets a confirmation.

What the agreement needs

Since 08/17/2024, under NAR settlement practice, a buyer signs a written agreement before touring. It states the compensation in a clear amount or rate, says the firm cannot get more than that from any source, and says broker fees are not set by law and are fully negotiable. This is an industry practice, not a Florida statute.

Good to know
  • Public open houses do not need an agreement. Just talking with a buyer does not either.
  • It can be a representation agreement or a non-representation agreement.
  • If a buyer asks about the fee, Sofia says it is in the agreement, it is negotiable, and you will go over it.
