Score drops 20 for each high-risk phrase, 8 for each caution and 2 for each style tip.
A helpful first check, not legal advice. It looks for common risky wording based on HUD advertising guidance. It cannot catch everything, and context matters. Your broker or a fair housing attorney has the final word. Florida also requires the brokerage name on every ad.
What it looks for
Describe the property, not the people.
The Fair Housing Act bans ads that show a preference based on a protected class. The checker groups its phrase list by those classes, plus common steering and style flags.
Race, color, national originDescribing residents' race, ethnicity or language. Code words like "exclusive" or "restricted."
ReligionReligious descriptions of homes or neighbors, and pitching a home for its place of worship.
Sex"Ideal for a single man," "female only" and similar. Plus style tips like "master bedroom."
Familial status"Great for families," "adults only," "perfect for a young couple." 55+ needs a qualified community.
Disability"No wheelchairs," "able-bodied," "not suitable for the disabled." State facts like "no elevator."
Steering"Safe area," "great schools," "up and coming." Point to official data instead.
Local and FloridaLocal laws in Miami-Dade and Broward add classes. "No Section 8" can conflict with source-of-income rules.
Style tipsNot violations. "Primary bedroom" over "master," real distances over "walking distance."
