How to use this

How to use this planner

  1. Pick your goal type. Take-home is what you want to keep after your brokerage split, per-deal fees and yearly business expenses, before income taxes. GCI is gross commission income: the total commission your side earns before the split. Use the number you actually plan around.
  2. Enter your typical deal. Average sale price times the commission percent your side earns gives your GCI per closing. Your split and per-deal fees (transaction, E&O, tech or franchise fees charged per deal) turn that into what you keep.
  3. Add yearly expenses. Association and MLS dues, marketing, licensing, your car and your phone. They only change a take-home goal, because they come out of what you keep.
  4. Set your conversion rates. Leads to appointments, appointments to signed clients, and signed clients to closings. The defaults are examples, change them to yours. Your own last 12 months is the best source.
  5. Set your working weeks. Take out vacation and slow weeks so the weekly targets are honest.

How the math works

Closings needed = your goal divided by what you keep per closing (for take-home, expenses are added to the goal first) or by your GCI per closing (for a GCI goal), rounded up to whole deals. Then the funnel works backward: clients = closings divided by your close rate, appointments = clients divided by your appointment-to-client rate, and leads = appointments divided by your lead-to-appointment rate. Each step rounds up. Weekly numbers divide the yearly counts by your working weeks.

Reading the funnel

The funnel shows where the work is. Raising any one conversion rate lowers the leads you need every week. Try moving each rate a few points and watch which change cuts the leads number most. One place to look is how fast you answer, so fewer leads go cold before the first real conversation. Our missed call calculator puts a number on that.

This is a planning tool, not a promise. Real years are uneven: deals fall through, prices move and caps change your split partway through the year. Run it again every quarter with your actual numbers. For one deal at a time, with caps, referrals and co-op splits, use the commission calculator.

Questions

What is the difference between GCI and take-home?

GCI is the gross commission your side earns before the brokerage split. Take-home here means what is left after the split, per-deal fees and yearly business expenses, before income taxes.

Where do the conversion rates come from?

From you. The defaults are examples only. Use your own last 12 months: leads in, appointments held, clients signed and deals closed.

Why are the numbers rounded up?

You cannot close part of a deal, so the planner rounds closings, clients, appointments and leads up to whole numbers. That keeps the plan at or above your goal.
