How to use this calculator
Start with your own numbers. The example values are only there so the page shows a result. Replace every one of them.
- Calls or leads per week. Count everything that could turn into business: sign calls, portal inquiries, texts, web forms, past clients and referrals. A rough weekly average is fine. If you only track calls, use calls.
- Missed or answered late. The share of those leads nobody reached in time. Count voicemails, calls that came in during a showing, after-hours texts and forms answered the next morning. Not sure? Go through your recent calls for one normal week and count the misses.
- Answered leads that become clients. Of the leads you do reach in time, how many sign with you and close? Last year's closings divided by last year's leads is a good starting point. The default is an example, change it to yours.
- Sale price, commission and split. Use your typical sale price, the commission percent your side usually earns, and the share you keep after your brokerage split.
The math is simple on purpose: missed leads per year, times your conversion rate, times what you keep per closing. It treats a missed lead as if it would have converted like an answered one. That makes it a ceiling, not a promise. Use it to size the problem, not to forecast income.
What to do with the number
If it is small, your current setup is working. If it is big, look at when the misses happen. During showings? Evenings? Weekends? Our guide on speed to lead sets a response target for each lead type and walks through a plan to hit it.
You can also hand the first answer to someone, or something, that never sleeps. Sofia, the AI front desk in RealtyMind, picks up calls and texts around the clock, says the call is recorded, asks the qualifying questions and passes the hot ones to you. She only calls back people who opted in.
Nothing you type here leaves your browser. The copy link button puts your inputs in the web address so you can come back to them or send them to your team lead.
Questions
How is the commission at risk figured?
Missed leads per year (leads per week × 52 × your miss rate) × the share of answered leads that become clients × what you keep per closing (sale price × your side's commission × your split). Every input is your own assumption.
Is this how much I am losing?
No. It is an estimate of commission at risk, built from your own assumptions. Some people you miss call back, and some would never have bought. Treat it as an upper limit that sizes the problem, not as a forecast.
What counts as missed or answered late?
Any lead nobody reached in time to have a real conversation. Voicemails, calls during showings, after-hours texts and web forms answered the next day are common examples. Pick one rule and use it every week.
Every call answered, day and night.
