SkySlope and Dotloop alternatives: what brokers should check

Both are common transaction tools for brokerages. If you are comparing options, here is a fair checklist built around what brokers care about most: complete files, on time.

For a broker, a transaction tool is a compliance tool first. The best one is the one your agents actually use, so every file reaches review complete and on time.

SkySlope and Dotloop are two of the most common names in real estate transaction management. Both handle documents, e-signatures and broker review, and many brokerages run every file through one of them. Some brokers start looking because they want files to build themselves from the contract, want fewer tools between the lead and the closing, or want commission statements on the same record as the deal. This guide is a fair checklist for brokers, based on what each company publishes about itself.

RealtyMind is not affiliated with SkySlope or Dotloop. Details about them come from their own websites, checked 11/01/2026, and can change. Confirm anything important with the vendor.

Signs your file process needs help

A transaction tool rarely fails in a dramatic way. The cost shows up in small, steady leaks. Look for these in your office:

  • Files reach review days after closing, with pages still missing.
  • An admin spends hours each week texting agents for signatures and initials.
  • Contract deadlines live in agents' heads or on sticky notes, not on a shared calendar.
  • Commission numbers get typed by hand from the file into a spreadsheet.
  • Agents keep their own copies of documents because the official file is hard to use on a phone.

None of these mean your current tool is wrong. They do tell you which parts to test hardest when you compare options, and what to ask vendors to prove on a real file.

Seven things brokers should check

The broker review workflow

This is the heart of any transaction tool. SkySlope describes a feature called Smart Assist that can pre-approve forms with all needed signatures and flag incomplete ones, and says each file keeps a permanent record of document versions and activity (SkySlope's own article, published 01/09/2026, checked 11/01/2026). Dotloop's pricing page (checked 11/01/2026) lists an audit trail on its paid plans, and automated compliance workflows on its Teams and Business+ plans, with multi-office compliance on Business+. Ask every vendor to walk you through one real file from upload to approval, with your own checklist.

Checklists by state and deal type

A listing in one state and a purchase in another need different documents. Ask who sets the checklist, whether it changes by deal type, and what agents see when something is missing. Ask how many clicks it takes a reviewer to approve a clean file.

Forms and e-sign

Most offices need state or association forms and e-signatures. SkySlope's site lists DigiSign for e-signatures and a Forms product for starting contracts. Dotloop's free account lists MLS and association forms and e-signing for up to 10 transactions. Ask which forms library each one uses in your state, whether it needs your association membership, and whether e-sign is included or extra.

Published prices

Dotloop publishes some prices. On 11/01/2026 its pricing page listed a free account for up to 10 transactions, and dotloop Premium for individual agents at $31.99 a month or $314 a year. Its Teams and Business+ plans for teams and brokerages were listed as "Contact Us." SkySlope's article did not list prices. For a brokerage, get a written quote that counts every agent, admin and office.

Commission and accounting

SkySlope's article describes Books, an accounting product for brokerages, that can calculate commissions and produce commission disbursement forms when connected to transaction management. Ask every option where splits, caps and agent statements live, and whether anyone re-types numbers between the file and the books.

Connection to the CRM

Dotloop lists integrations with more than 75 real estate platforms. Integrations help, but every connection is a place where data can fall out of sync. Ask whether the lead, the deal, the documents and the split live on one record, or in separate tools that pass data back and forth.

The agent experience

If agents avoid the tool, files arrive late. SkySlope says agents can upload and sort documents from their phones. Test any option on a phone: can an agent upload a signed page from a showing and see what is still missing?

Our transaction coordinator checklist lists what every file needs from contract to closing.

Moving files without a mess

  1. Close out or carry over. Decide whether open files finish in the old tool or move to the new one.
  2. Export closed files. Keep a complete copy of every closed file for your state's record-keeping rules.
  3. Rebuild checklists first. Set up your checklists by state and deal type before agents start uploading.
  4. Train reviewers, then agents. Reviewers should know the new queue before the first file lands.
  5. Pick a start date. New contracts signed after that date open in the new system, so nobody wonders where a file lives.

Where RealtyMind fits

RealtyMind is one option, built AI-first, where leads, deals, paperwork and splits share one system. It is in private pilot, built state by state, starting with Florida. From our features page and the Tess page:

  • Tess, the AI transaction coordinator, builds the timeline from the contract dates, chases every document and signature, flags what is missing and files the folder for broker review.
  • Broker review queue. Complete files arrive with what changed since the last look, and an audit trail shows who uploaded what and who signed when.
  • Office checklists. The broker sets the checklist per state and deal type, and Tess follows it on every file.
  • Forms and e-sign. State forms come from a licensed forms provider, with e-sign. Tess never signs for anyone.
  • Splits at closing. Set each agent's split and cap once, and the statement builds itself at closing.

Questions to ask every vendor

  1. Can you walk me through one real file, upload to approval?
  2. Who sets the checklists, and can they change by state and deal type?
  3. Which forms library do you use in my state?
  4. Is e-sign included, and is there a per-file fee?
  5. Where do splits and statements live?
  6. What is the total cost for every agent, admin and office?
  7. How do I export every closed file if I leave?

Common questions

Are SkySlope and Dotloop bad choices?

No. Both are widely used transaction tools with e-sign and broker review. Shopping around makes sense if you want files to build from the contract, fewer tools, or splits on the same record as the deal.

Does Dotloop publish its prices?

Partly. On 11/01/2026 its pricing page listed a free account for up to 10 transactions and dotloop Premium at $31.99 a month or $314 a year. Teams and Business+ were listed as Contact Us.

Does Tess replace my broker's review?

No. Tess gets the file complete and sends it to your broker's review queue. Your broker reviews and approves. Tess does not give legal advice or sign anything.

How much does RealtyMind cost?

Pricing is announced at launch. Tess comes with every RealtyMind seat. Planned at launch: a free trial, no setup fee and month to month.
