Deals and closings

The buyer picks the lender.

Buyers pick a partner lender, or use their own. We pass along contact details and track the letter. We never take loan applications or pull credit.

Step by step

0 of 5 done

Tap a number to check off a step as you go.

  1. The buyer sees the list

Partner lenders show in random order, same size, same info, no ads and no favorites. "Shuffle order" mixes them again.

  2. The buyer picks

They tap "Pick this lender", or "I already have a lender". Nothing is shared until they say so.

  3. We send the intro

The buyer's name, phone and email go to the lender they picked. That is all.

  4. The lender takes it from there

The lender calls or emails the buyer directly. The buyer applies on the lender's own site. We never see it.

  5. The letter comes back

When the pre-approval letter arrives, it is attached to the deal for the agent.

How lenders pay

Lenders pay flat fees only, never per lead or per loan, under RESPA Section 8. The buyer always picks. Brokers see each partner agreement in the Broker view tab.

Good to know
  • Sofia asks neutrally: "Do you already have a lender, or would you like a list to compare?" She never recommends one over another.
  • Sofia never asks for income, credit score, Social Security number or bank details.
