Tess builds the timelineExample

Uses the form's default periods: deposit 3 days, loan application 5, inspection 15, loan approval 30. Tess reads your signed contract's real numbers.

    Step by step

Tap a number to check off a step as you go.

    1. Upload the signed contract

Add it to the deal. Tess reads the effective date, closing date and the contract numbers like inspection days and deposit days.

    2. Check the timeline

Tess lists each deadline with its date, time and owner. Confirm the dates against the signed contract.

    3. Reminders go out on their own

For each deadline: 3 days before, 1 day before and the morning of at 9:00 AM. Inspection and loan approval get a 5-day heads-up too.

    4. Missing papers get chased

Tess asks once, nudges after 2 days, then flags the agent. Overdue items go to the agent and the broker every morning until fixed.

    5. After closing

Tess files the folder for broker review within 2 days and sends the review request the day after closing.

    Weekends and holidays

Under the common Florida contract, a deadline that lands on a Saturday, Sunday or national holiday moves to the next business day, ending at 5:00 PM. Tess always says both dates, like "Monday 11/30/2026 by 5:00 PM (it would have been Saturday 11/28)."

    Good to know
    • Nobody gets more than one reminder a day from Tess unless something is due today.
    • Tess never tells a buyer to cancel or waive. She reminds them of the date and connects them to you.
    • Ask Leo "When does inspection end on Sample Towers?" and he reads it from Tess.
